Architecture Trends:

Architects tap into growing remodeling market

 

 

The remodeling market remains strong, despite signs of a slowdown in the market for residential architecture, according to information provided by the American Institute of Architects. Surveys of 600 architectural firms nationwide indicate that both additions and alterations to existing homes, as well as kitchen and bath remodeling projects, rank at the top of the list of improving sectors of the market, while the sector for homes for first-time buyers is weakening significantly.

Architects report signs of an easing in the housing market overall. Project backlogs diminished slightly in the last half of 2005, according to architects surveyed.

Residential architects also reported more attention to energy conservation in many of the products that clients are selecting for their homes. The popularity of energy-efficient products, such as triple-glazed windows, is growing as energy costs rise. Clients are also showing interest in recycled materials. In addition, residential architects are seeing growing interest among clients in low-maintenance synthetic and engineered building products, such as countertops, flooring and decking.

The rise in telecommuting has led to home offices becoming one of the most popular special function rooms architects are asked to design. More clients are requesting the inclusion of wireless technology, architects report.

Hobby and game rooms are also among the special function rooms growing in popularity. Exercise rooms, however, appear to be on the decline.

Other special function rooms that residential architects find are gaining in popularity include mudrooms, home theaters, children’s and guest wings, and au pair and in-law suites. Dedicated living space within the home – typically with a private bath, separate kitchen and living space – is being requested with some frequency for aging parents or live-in child-care providers.

Increasing numbers of clients are demanding more storage space, as well. And laundry rooms remain popular.

Overall, clients are asking for more informal living spaces using low-maintenance materials. Features generally associated with more formal homes – upscale foyers, for example – are on the decline.
